Scope

Remediation of EPS render, timber cladding, and timber decking

Scope of Works

Lawtech were tasked with the replacement of combustible EPS render, timber cladding, and timber balcony decking to all elevations of The Mirage. Non-combustible alternatives including Wetherby Insulated Silicone Render, Rockpanel Woods, and AliDeck Lite Decking were installed. Further works included installation of cavity barriers, breather membranes, mineral wool insulation, and all necessary detailing.

U-Value calculations - determined by our Design & Quality Department - demonstrate that the replacement systems are significantly more effective, improving the block’s insulating performance:

Render:

  • Existing - 0.40 W/(m²K)

  • Proposed - 0.23 W/(m²K)

Timber cladding:

  • Existing - 0.49 W/(m²K)

  • Proposed - 0.26 W/(m²K)

Site Specific Environmental Issues

Our Regional Manager for the Southern Region worked with our HS&E Department to address site specific environmental issues and proposed mitigation methods. For example, the block runs adjacent to a section of Portishead Marina, and various measures were implemented to prevent contamination:

Welfare facilities include a designated washout area.

Flame-retardant debris netting covered the scaffold.

Dust was kept to a minimum using dust extraction devices, hoovers with HEPA filters, and ‘damping down’.

Resident Liaison

It was our intention to work closely with all of the residents, encouraging feedback so any problems could dealt with at site level and resolved daily. We liaised with the residents and the commercial units from pre-construction to keep disruption and inconvenience to a minimum. Our Resident Liaison Officer provided regular newsletters with updates on works progress and reminders of H&S notices (including balcony restrictions).
