Introduction

Scape Shoreditch is a 30m high student accommodation block providing 541 self-contained student rooms in studio format and commercial space on the ground/first floors. The scheme comprises two linear blocks with a two-storey atrium space. Each block has two pavilion towers of varying heights, up to 10 storeys at the highest point.

Our Approach

PCSA Investigations

During the PCSA, Lawtech undertook Intrusive Investigations to the existing rainscreen panels and terrace decking, determining build ups. Managed by our Investigations Manager and Head of D&Q, this allowed us to provide project certainty and produce detailed design drawings ahead of commencement.

Scope

Remediation works included the removal of the dark grey powder coated aluminium panels and white perforated aluminium panels to facilitate the replacement of the existing Kingspan Kooltherm K15 insulation with a compliant alternative, and the installation of compliant cavity barriers at compartment walls/floors and around openings. Safely storing these panels allowed for their subsequent reinstatement.

The existing combustible composite terrace decking was also removed, and replaced with aluminium decking matching the original aesthetic.

Resident Liaison

Given the nature of the block, our client requested that the majority of the communication with residents go through them. As such, resident liaison/customer service initiatives included:

Information Pack & FAQ - provided to Client Team for distribution by building management staff.

Lawtech RLO - undertaking pre-commencement surveys and liaising with Client Team/EA on a weekly basis.

Lawtech’s 24/7/365 phone lines were outlined in the Information Pack and on posters within communal areas of the block.

Works scheduled to begin after 9am, once the majority of residents have left for University classes.
