Remediation of rainscreen, EWI, brickwork, and decking

Our Approach

The scope of works – and the blocks each workstream was undertaken at – include:

  • Removal of rainscreen cladding - 3107m²

    • Replacement with Rockpanel FS-Xtra

      • Opus House

  • Removal of combustible EWI - 2023m²

    • Replacement with SPS Envirowall

      • Barcino House, Roma House, Nero House

  • Removal/reinstatement of brickwork - 414m²

    • Installation of AIM Cavity Barriers

      • Barcino House, Roma House, Nero House, Opus House

  • Removal of timber balcony decking - 1253m²

    • Replacement with AliDeck Lite Boards

      • Roma House, Nero House

Challenges

Apprenticeships

We had two full-time resident liaison officers on site throughout - an experienced RLO and one of our Apprentice RLOs. This allowed us to provide sufficient customer service capacity to serve the entire development, as well as allowing our apprentice to learn from an experienced member of our Customer Service Team.

Traffic Restrictions

Mosaic Estate is a residential development consisting of six blocks. The development is a short walking distance from St. Albans City train station and the multi-storey station car park, causing heavy traffic around peak times. Lawtech communicated with all estate residents from the PCSA onwards regarding management of traffic flows/restrictions around site.

Noisy Works

Some of the works resulted in impact noise, which were disruptive to residents who were home during the day time. To minimise disruption as much as possible, a centralised lunch break for operatives was organised, allowing us to ensure all noisy works ceased to provide a regular respite period. This was discussed with residents, and outlined in the monthly newsletter - and was met with very positive feedback.

Social Value

With consideration to the amount of foot traffic passing the compound every day, including many commuters utilising the nearby railway station, we created a 'wall of kindness' where coats could be donated, accessible to those who may need them.

This initiative has proven to be a great success on several sites - including Mosaic Estate - with regular turnover of clothing present on the hooks.
