Lawtech successfully completed cladding remediation works at Meridian House, a five-storey residential building on the outskirts of Ashford town centre.

Scope of Works

Based on the recommendations made in the FRAEW, the scope of works consisted of the following:

  • Removal of existing combustible elements from the facade.

  • Repairs as necessary to the sub-structure.

  • Renewal of sheathing board.

  • Installation of EPDM seals and fire breaks.

  • Installation of replacement cladding and EWI systems.

  • Replacement materials included Vulcan Aluminium Cladding, HardiePlank Fibre Cement Cladding and Soltherm Silicone Render.

  • Reinstatement of terracotta tiles.

  • Removal of existing timber decking system.

  • Replacement with Exadeck Porcelain Decking.

Logistics

This development is bounded by residential buildings, and there are also commercial units nearby. As such there was generally a reasonably high presence of pedestrian foot flow around the perimeter of the site and at access and egress points around the building to the north and east elevations, children, and vehicles in proximity to the building. Therefore, we strictly followed the precautions outlined in the traffic management plan to reduce, as far as possible, any risk to the public, nearby properties, and road users.

All construction vehicle movements were supervised by a trained Traffic Marshal, and delivery drivers were advised in advance of highly populated area and that due care and attention should be taken at all times. The area can be highly congested during peak times, so deliveries were timed outside these hours to avoid disruption.

Social Value

During the works at Meridian House, Lawtech made a considerable donation to local charity, Mid Kent Mind, supporting their mission to improve mental health and wellbeing in the community. This included support of their wellbeing cafe sessions.

Lawtech are committed to hiring local where possible. This was demonstrated in this project as over 30% of the workforce were from the local area. This allowed us to develop excellent relationships with residents, neighbouring stakeholders, and other local parties.

On site, notable awareness was brought to safety, mental health/support, hot weather working and support for the Lighthouse charity. This enabled our Project Management staff to promote a safe, supportive, and inclusive working environment. This was commended by the Consideate Constructors Scheme.
