Exeter House
Delivered for London & Quadrant Housing Trust
Project introduction
Lawtech successfully completed a cladding remediation project for London & Quadrant Housing Trust at Exeter House in Dagenham.
Introduction
Parr Court is part of a larger residential development owned by Notting Hill Genesis. This development includes Aragon & Cleves Court, two mid-rise blocks where Lawtech had previously completed cladding remediation works. Parr Court required intrusive investigations to the gable ends to determine build ups.
Scope of Works
ACM Panels:
Remediation of cladding, insulation and cavity barriers. Replacement materials included Alucobond rainscreen panels, Genius Facades spandrel panels, and Rockwool insulation.
Balcony Decking & Overboarding:
Replacement of timber decking with Alideck Junior and Senior Boards.
Encapsulating the soffit insulation within the under-croft parking area and refuse storeroom.
Mechanical and Electrical:
Removal of existing electrical fittings, testing to measure if compliant with current building regulations and re-installation certification.
Site Considerations
Due to the buildings being occupied residential blocks, residents had to be considered throughout, meaning restricted working hours and careful management of H&S.
Thorough communication was required with the residents throughout, including open days, literature, posters on windows, etc. to ensure that they fully understood the needs to avoid using their balconies. To further improve security, Heras fencing was in place to prevent access onto the balconies.
One resident was concerned about their balcony being restricted while the scaffold was in place. Our Assistant Customer Service Manager arranged a visit to their home to explain the works and reassure them, which proved to be very helpful.
Social Value
Delivering social value means creating measurable positive impacts on local communities by integrating ethical business practices, supporting community initiatives, promoting sustainability, and enhancing social well-being throughout project execution.
Local Employment
Lawtech always aim to fill labour provision from within the local area where possible, providing employment opportunities to people from the locality of the project. At Parr Court, we sourced three members of the site team from the local area, including the Site Manager.
Christmas Celebrations
A Lawtech-branded advent calendar was hand-delivered to residents’ flats. The rear of the advent calendar features details of our 24/7/365 customer care & emergency phone lines.
