Cromer Estate
Delivered for LB Camden
Project introduction
Lawtech undertook cladding remediation works to three 1960s built high-rise blocks situated on the Cromer Estate, Camden.
Facade Solution
The remediation works consisted of the removal of existing cladding and design/installation of replacement cladding to three high-rise blocks on the Cromer Estate, in the Kings Cross area.
The three blocks – and the cladding materials which were replaced – were as follows:
1-48 Glynde Reach
The building was clad with a combination of phenolic EWI and rainscreen cladding.
1-20 Gatesden and 1-38 Bramber House
The blocks were of the same construction type, and were clad with phenolic EWI.
Challenges
“Just-in-Time” Deliveries
To minimise the amount of on-site storage, materials were scheduled to be delivered on a 'just-in-time' basis. Goods/passenger hoists were installed on each scaffold. These were used for the raising and lowering of materials, equipment, waste and personnel.
Protecting Residents
Residents were notified in advance by the RLO when works to their balconies or walkways would be taking place. Access along walkways was closely monitored to ensure resident safety throughout the works.
Traffic Restrictions
As this is a highly populated area, only a short distance from King's Cross and St Pancras train stations, we imposed a 5mph speed limit within the site compound area for all delivery vehicles. Delivery drivers were instructed to contact the Site Manager upon arrival to site, prior to unloading. A trained traffic marshal was present to direct pedestrians and passing vehicles, and delivery drivers were reminded that due care and attention were to be taken at all times.
Resident Liaison/Social Value
Delivering social value means creating positive impacts on communities and enhancing social well-being.
Apprenticeships
Our trainee resident liaison officer (RLO) for this project was recruited from the local community. This provided economic benefits and created an opportunity for them to learn from an experienced RLO.
Wall of Kindness
We also trialled a new initiative over the winter months. With consideration to the amount of foot traffic passing the compound every day, we created a 'wall of kindness' where coats could be donated, accessible to those who may need them. This initiative was a great success, with regular turnover of clothing present on the hooks. We have since scaled this across further sites.
