Project introduction
Lawtech successfully completed the cladding remediation works to seven residential blocks in Southampton.
Introduction
Centenary Quay is a mixed-use development located in the Woolston suburb of Southampton, overlooking the River Itchen. The blocks are occupied residential apartments with commercial occupiers to the ground floor including a gym, café, and hairdressers.

Replacement of existing cladding panels with Rockpanel FS Xtra
Replacement of the cladding panel support system with Ominis Downer helping hand brackets
Replacement of insulation behind the cladding panels with Rockwool Duo Slab
Replacement of the breather membrane behind the insulation with Tyvek Firecurb Housewrap
Replacement of existing EWI with Wetherby Stone Wool Silicone render
Replacement of combustible timber balcony decking with AliDeck Junior Boards
Resident Liaison
During the PCSA, we identified that there was a large vacant unit to the ground floor of Hawke House, which was initially developed to be occupied by a supermarket. In order to facilitate comprehensive site management and resident liaison throughout, we made arrangements to utilise a section of this unit as our site office.
The project’s RLO has been based in this office throughout the project, ensuring residents are able to call in and discuss any concerns/queries during working hours. This promotes more transparent feedback and facilitates collaborative relationships between Lawtech and the residents of Centenary Quay.
During the PCSA, residents received hand-delivered letters from our RLO to warn them of upcoming works. This included a map - with the initial works areas highlighted - and a polite request that they refrain from accessing balconies during the project. Residents were provided with Lawtech’s 24/7/365 Customer Services Line and contact details for our RLO, should they need to contact us.
Biodiversity
During the PCSA, Lawtech worked with Biodiversity By Design to create a specific strategy to account for potential hazards to biodiversity that the site had been designed to accommodate, and how such risks should be accommodated. Factors considered included biodiverse roofs/walls, façade-integrated artificial refuges for bats and swifts, and black redstart cave nestboxes.
