Internal fire safety and remedial works

Introduction

Following the successful completion of cladding remediation works to Broadway Heights, Maidstone, Lawtech were appointed to undertake internal fire safety and remedial works to this 6-storey block. In addition to a commercial unit on the ground floor, the building comprises of 3 residential cores and contains 58 homes.

Necessary works were determined collaboratively between Lawtech, Barratts, and the Employer’s Agent - Arcadis - based on inspections conducted by Semper and Total Protection. The resulting reports determined a number of internal fire-stopping and compartmentation defects, which are being effectively resolved by Lawtech.

Scope of Works

Apartment Compartmentation:

  • Installation of Protecta FR Collars and compartment works to all SVP/RWP penetrating the slab.

  • Instatement of Protecta FR Putty Pads to all party wall sockets, including fire-stopping cable penetrations above suspended ceiling.

  • Making good/instating fire-stopping (including Protecta FR Pipe Wrap and Protecta FR Acrylic) to services entering the flat from the communal lobby, including gas, water, electrical, and comms.

  • For apartments with a travel distance greater than 9m from the flat entrance to the furthest point in any habitable room - establish a 30 minute protected hallway. This includes changing hallway doors/frames, finish and ironmongery to match existing, firestopping services penetrating above the ceiling including intumescent fire collars to plastic ventilation and ductwork.

Communal Compartmentation:

  • Intumescent seal between door frames and surrounding structure.

  • Remediation of service riser doors which do not achieve fire rating standard, including installation to BS8214 standard.

  • Fire-stopping around dry riser at compartment floor penetration.

  • Remediation of inappropriate fire-stopping details to gas pipe penetrations including removal of expanding foam.

  • Instatement/remediation of fire-stopping/compartmentation within the undercroft car park.

  • Installation of fire doors to bin store and missing fire-stopping to blockwork wall.

  • Installation of fire door with intumescent grills to gas meter room and making good/fire-stopping service penetrations including removal of expanding foam.

  • Making good to all fire-stopping that is currently absent/defective.

Resident Liaison & Safety Procedures

The internal compartmentation works have been phased to ensure efficient and high-quality delivery whilst ensuring we minimise the impact on residents, mitigating disruption and inconvenience.

While access to residents’ flats is required, advance notice has been provided, and we have ensured a respite area is available for their use.

Correx sheeting has been installed to protect flooring and floor coverings, and vacuums with HEPA filters have been used for thorough cleaning every day.
