Project introduction
Following a successful PCSA, Lawtech completed remedial works to two occupied blocks: Rose Court and Myrtle Court.
PCSA Approach
Pre-Construction Surveys
Rose Court and Myrtle Court consist of a stepped rectangular design adjacent to each other with communal gardens between. During the PCSA, we noted that the site is in an area with both residential and commercial capacity, and public footpaths bound the external perimeter of the works area. The rear elevations of the blocks were located on an access road, serving a Premier Inn hotel. This information was factored into our comprehensive H&S documentation ahead of commencement on site.
Intrusive Investigations
During the PCSA, Lawtech’s Investigations Manager and Head of D&Q undertook intrusive investigations at the blocks. They observed a number of irregularities with the installation of the original rainscreen cladding, and provided remedial recommendations to the Client Team, minimising risk ahead of construction.
Scope of Works
Following intrusive investigations, the scope of works was finalised to include:
Removal of existing rainscreen panels, Kingspan cavity insulation, breather membrane, and sheathing board.
Installation of new sheathing board, breather membrane, Rockwool Duo Slab insulation, Siderise cavity barriers, Rockpanel rainscreen panels, and associated support systems.
Challenges
Licences/Permits
Our Pre-Construction Coordination Team obtained all necessary licences during the PCSA, reducing the risk of delays following site possession. This included licences from Hyundai Motor UK Ltd which permitted us to occupy part of their forecourt for our site compound, and for our scaffolding to encroach on their land.
Resident Liaison
Given that both the blocks were occupied, an effort was made to keep residents and local stakeholders informed and involved throughout the works. During pre-commencement Open Days, comprehensive contact details were provided to residents, as well as a fridge magnet with the number for our 24/7/365 Customer Care & Emergency Phone Lines, and full information on the works. Balcony Removals
The Site Team encountered an issue with removing the existing cladding around the protruding balconies, as the timber decking was restricting access. In order to resolve this, we proposed that the decking be removed entirely, and replaced with an aluminium decking system following the installation of the new rainscreen system. These proposals were swiftly agreed with the Client Team in order to preserve programme adherence, and we communicated with residents promptly regarding balcony door restrictions.
